Whether that means bringing in a draftsman for a few hours to create basic drawings for a small project or assembling a talented team of architects, engineers, interior designers, landscaping designers, lighting designers, and other consultants for complex modern new builds, we have got you covered.

DESIGN

ASSIST

Following assembling the team, the pre-construction phase consists of a feedback loop of design, cost estimation, and review. A thorough pre-construction phase has the power to add tremendous value to projects in terms of cost savings and risk reduction. Plainly stated, when an issue is discovered has enormous impact on costs. The further along a project becomes, the greater the sunken costs and the more expensive it is to make changes. For example, changing a design on the computer costs way less than when a house is already partially built. Successful Pre-Construction is a team effort involving multiple sets of eyes, from people with different experiences, reviewing the design. This helps bring to light many issues early enough in the process that the solution involves avoidance rather than fixing. This feedback cycle of design, estimating, and review is important in helping refine project scope and clarifying a project’s direction.

But there’s more to successful projects than just what happens during design and on the jobsite. Barker Kappelle has built a strong, robust office team committed to integrity and transparency. We propel projects forward by not just focusing on the tasks at hand, but forecasting decisions and details needed in the future and initiating meetings, conversations, actions, and deadlines so owners and architects are in the loop about what’s happening now and what the project requires next. In addition, we understand the concerns and risk homeowners feel when hiring contractors and the desire to trust, but verify. We continually invest in the latest construction project management and accounting software to be able to help document everything from daily jobsite activity to accurate to the minute financial reporting. And to further help owners track costs, we submit monthly payment applications for work completed to date separated by division and cost code along with subcontractor paid-to-date lien waivers. Even after completion of construction, we hold steadfast in wanting to be your trusted partner. Afterall, especially on such a small island, building and maintaining strong relationships is the best way to measure success.
